Costa Rica – Tourism Converts to Real Estate Prosperity

Whether affluent or middle-class, those able to afford vacations outside their countries of residence tend to develop habits and return to places where they’ve had a good time and perceive that value was received. Depending on the topography desired, vacationers will return to the same countries many times. Popular vacation and resort countries that recognize the value of tourism and do not place impediments to real estate purchase generally thrive over time. Costa Rica is one such destination. One recent study placed the contribution of tourism to the GDP of Costa Rica at 13. 5% in 2008, with more than 2 million visitors. It is estimated that the growth in tourism to Costa Rica for the period 2009 to 2018 will average 4. 7% each year. But, it’s not just about vacationers. As the world’s population, particularly in the U. S. and Canada ages, there is a huge group at or near the age of retirement. Those who have been vacationing in a country over the years, and perceive stability in the government and economy will be lured to retire there. With more than a half century of stable democracy economic history, Costa Rica stands to benefit from the situation. With more tourist arrivals in 2008 than Panama, Nicaragua and Belize, this retiree boom could be great news for Costa Rica’s real estate markets. In fact, some marketing done by neighboring countries has used the phrase “the next Costa Rica” to develop tourism. This makes it important for Costa Rica to continue to encourage tourism and investment. The country hasn’t been immune to the world real estate and financial crisis in the last few years, with some large project closure announcements due to rising costs and lower demand. But, foreclosure maladies seen in other countries have been largely avoided due to the underdeveloped mortgage industry in Costa Rica. Some really positive attributes should make Costa Rica a premium retirement destination for the many millions entering retirement over the next ten years. Beaches, mountains and rain forests offer a climate suited to each and every resident. From sunny and hot to high and cool, there’s a place to live in Costa Rica. The constitution of Costa Rica provides equal rights to foreign residents, and democracy is entrenched. Some of the hot areas for development include the Guanacaste Gold Coast, Puntarenas, and the Central Valley. It’s a great country to visit, its small size making it easy to get from coast to coast and visit the mountains in between. Checking out the investment potential of Costa Rica is business with a very personal enjoyment potential as well.

Due to the various Costa Rica real estate trends there are some things that you really should know about before you invest your hard earned money in a property in this area. For instance, due to the real estate bubble having been burst in the United States of America, many Americans are having trouble selling their home in the states in order to be able to have the money that they need in order to close on a property in Costa Rica.
Nothing seems to be changing in this regards in the United States of America, so this may mean that new Costa Rica real estate trends are about to start. Essentially, Costa Rica real estate sales may be slowed slightly, but this is not something that you should worry too much about right now.

Costa Rica real estate prices have risen strongly over the last 15 years and investors that purchased $30,000 of property in the town of Jaco, 15 years ago are now worth as much as $800,000.
But can this strong growth continue? Let’s find out.
While investors are looking at other countries in Central America Costa Rica offers better risk reward for the following reasons.

Honduras, Belize and Nicaragua but these markets are more volatile and offer higher risk than Costa Rica, let’s look at the reasons
1. An established track record
Costa Rica real estate prices have been rising strongly for 10 years and it has become a mature market.
While many investors think that prices can’t go higher, they probably will – As real estate bull markets tend to be very long term.
Why?
Quite simply, there is a track record of growth and all the factors that were present 10 years ago driving prices higher are still there and demand will continue driving prices higher.
2. The Major Attraction
The major attraction of Costa Rica real estate is that real estate costs around 70% less than equivalent property in the southern US states.
Many investors however are thinking well if Costa Rica has shown such great real estate gains then they should buy countries like Nicaragua, Honduras and Belize, as their cheaper and prices have more upside.
However, this is not necessarily so.
Why?
Because a new emerging market may take off but the majority don’t.
You can buy property cheap but it’s cheap for a reason – There are some great cheap properties in Haiti but there is no reason why they will go higher at present.
An extreme example, but keep in mind:
When buying property you don’t want to buy the cheapest real estate, simply because most emerging markets don’t take off.
You want to buy competitively priced real estate with good upside potential and low downside risk.
If you want double digit annual gains with low downside risk, then Costa Rica real estate can provide this
for the following reasons.
3. It has an established foreign community
If people are looking at buying overseas real estate they like to buy generally in an established community where they can be amongst their own and not be on their own.
When a foreign community starts to grow it attracts other foreign investment.
Many people like living in country where they are the only ones and join in with the locals but most don’t.
4. Cost of living and Amenities
Consider this:
The baby boomer generation is starting to retire and they are in many instances with a bleak scenario:
Most will not be able to have the same standard of living their used to now.
They simply haven’t saved enough.
Inflation is eating into what they have.
State support is less medical care costs are high, their living longer.
Many are already seeing Costa Rica as a way to maintain and improve their standard of living.
Not only is the standard of living cheap but in terms of Central American countries infrastructure and amenities are excellent and they are part of a large foreign community just 3 hours from the US in one of the most stable and safe countries in the world.
Demand
Will continue to grow for Costa Rica real estate and this will give great upside potential with low downside risk.
Sure other countries in the region may take off – The important consideration here is may so the risk is high.
Costa Rica real estate offers a safe choice with good upside potential and that’s what most investors want

Just a 1. 5 hour drive from San Jose, Jaco, Costa Rica is one of the world’s most popular surfing locations. Surfing enthusiasts flock form all across the globe to take in the challenging breaks and pipes that Jaco’s beaches have to offer. After a long day of catching waves, visitors take in delicious coastal dishes and enjoy the local casinos, cantinas and dance clubs that are found throughout.
